A closer look

Bring your home into the picture.

Online estimates can miss recent renovations, condition, outlook and the way a home feels inside. An appraisal combines a look at your property with relevant sales evidence to explain a likely selling range.

Three things to compare.

The property.

Compare houses with houses and units with similar units. Land size, layout, parking and improvements can explain a large difference between two nearby sales.

The setting.

Consider the actual outlook, access, street position and outdoor space. A postcode alone doesn’t describe how buyers will experience your home.

The sale.

Look at when a comparable property sold and its condition at the time. An advertised asking price is different from a confirmed sale price.

What did the neighbours sell for?

Send Vaughan your street and the property you’re interested in discussing. He can help identify available sales evidence and explain which comparisons are relevant to your home.

Some prices are not publicly disclosed, and published records can take time to update. A single sale should not be treated as a promise of your own result.

Your questions, answered.

How accurate are online estimates?

They are a starting point, not a guaranteed sale price. Their usefulness depends on the available data and how closely the comparison properties match your home. An in-person appraisal can account for features the data does not capture.

Is a personal appraisal free?

Yes. Vaughan offers a free, no-obligation property appraisal. You do not have to list your home after the appraisal.

Is an appraisal a formal valuation?

No. An appraisal is an agent’s opinion of a likely selling range. If you need a formal valuation, check the requirements with your lender or adviser and use a qualified valuer.
